Ellie Prendergast treating a patient in the Elite Health Chiropractic clinic

Securing a Home for Elite Chiropractic

“As a chiropractor, I would never suggest a lay person to attempt complex manipulations on their own spine. The same seems logical to me when it comes to completing a property lease.” Ellie Prendergast, Owner of Elite Health Chiropractic

Mason Thomas Law has supported Elite Health Chiropractic to renew its business lease at The Hub in the SMH Group Stadium, the home of Chesterfield FC.

The business has been based at The Hub at 1866 Sheffield Road since 2016. With an imminent lease renewal, business owner and practising chiropractor Ellie Prendergast engaged Mason Thomas Law to assist her in securing suitable renewal terms for their premises at the stadium.

Its central location, great facilities and ample parking for clients, meant Ellie was keen to remain at The Hub, as long as the lease met the needs of her business…cue Mason Thomas Law.

Ellie explained: “Mason Thomas Law was a recommended to me by a fellow business owner who had used them with their lease. I needed a supportive and responsive legal team to represent me.

“I was impressed by Candice and the team when I met with them initially, and they have certainly lived up to their reputation. I’ve used other firms in the past but thought that Mason Thomas Law would be a better fit for me this time around.

“I’m not a property lawyer and I depended on Candice to break the process down for me, to communicate the progress and answer my questions. It was clear that the professionalism I show my clients is maintained at Mason Thomas Law as part of their ethos too.”

Ellie’s previous lease at The Hub had been for five years. As the new lease was for a period of eight years, under the Land Registration Act 2002, the lease was required to be registered with the Land Registry.

Following amendments to the Land Registration Act, since June 2002 leases granted out of existing registered titles, that are for a term of more than seven years from the date of the grant, are compulsorily registrable.

Given the size of the Chesterfield FC stadium, working with the landlord to obtain an HM Land Registry-compliant plan created some complications in clearly identifying which specific area related to Elite Health Chiropractic. Ellie, however, was happy to leave it to Candice.

“Bringing in a property law specialist gave me the confidence to get on with my job, whilst they worked in their area of specialism on my behalf.”

Following the successful renewal of the lease, Elite Health Chiropractic will continue to be based at the stadium, a hub of sport, health and wellbeing, until 2031. Having the new seven year lease in place has also given Ellie the confidence to grow the business, and she has recently welcomed a new physiotherapist, Adrian Webster, to the clinic.
