
Securing a Home for Elite Chiropractic

Mason Thomas Law has supported Elite Health Chiropractic to renew its business lease at The Hub in the SMH Group Stadium, the home of Chesterfield FC.
The business has been based at The Hub at 1866 Sheffield Road since 2016. With an imminent lease renewal, business owner and practising chiropractor Ellie Prendergast engaged Mason Thomas Law to assist her in securing suitable renewal terms for their premises at the stadium.
Its central location, great facilities and ample parking for clients, meant Ellie was keen to remain at The Hub, as long as the lease met the needs of her business…cue Mason Thomas Law.

Ellie’s previous lease at The Hub had been for five years. As the new lease was for a period of eight years, under the Land Registration Act 2002, the lease was required to be registered with the Land Registry.
Following amendments to the Land Registration Act, since June 2002 leases granted out of existing registered titles, that are for a term of more than seven years from the date of the grant, are compulsorily registrable.
Given the size of the Chesterfield FC stadium, working with the landlord to obtain an HM Land Registry-compliant plan created some complications in clearly identifying which specific area related to Elite Health Chiropractic. Ellie, however, was happy to leave it to Candice.

Following the successful renewal of the lease, Elite Health Chiropractic will continue to be based at the stadium, a hub of sport, health and wellbeing, until 2031. Having the new seven year lease in place has also given Ellie the confidence to grow the business, and she has recently welcomed a new physiotherapist, Adrian Webster, to the clinic.
