We were delighted when Melloney agreed to sit down with us at Mason Thomas Law’s HQ in Sheffield, for a chat about her role, how the industry has changed, and share her advice on how to make that all important property transaction happen on time!

We started off with an easy question….

 

What are the main responsibilities of an estate agent in a property transaction?

Estate agents are responsible for marketing properties, arranging viewings, negotiating offers, and guiding both buyers and sellers through the process. But their role goes far beyond that, they are the central hub of communication between buyers and sellers, conveyancers or solicitors, mortgage brokers and lenders, surveyors, and other estate agents in the chain. Our job is to keep everyone informed and ensure the transaction moves forward as smoothly as possible.

How would you describe your role?

I describe myself as a matchmaker in the property world. I find a house that a buyer falls in love with and then I try to maintain that love during the conveyancing process, by managing a harmonious relationship between all parties involved in the legal purchase and sale.

What happens if my property sale is part of a chain?

Don’t lose heart if you find yourself in a chain. plenty complete every day. The vital part of any success is having estate agents and conveyancers who keep up the momentum, communicate effectively, and navigate the client with transparency and insight.

How long does a typical property transaction take?

Five years ago, a typical transaction might have taken 8 – 12 weeks. Today, due to increased compliance checks and market pressures, 16 – 20 weeks is common, even without complications. Being prepared for this extended timeline is essential.

Sellers and buyers don’t understand how long the process is, which is why it’s important to use conveyancers that are responsive. Mason Thomas Law is exactly that.

Is it possible to speed up the process?

Yes. You can make the process more straightforward by responding promptly to requests, having your finances in order, and choosing an experienced conveyancer. Communication is key. Make sure you are contactable and if you can’t, then let your estate agent and conveyancer know!

How can I get the best results from working with my estate agent?

To get the best out of your estate agent, I recommend that you:

  • Be clear about your priorities (budget, location, must-have features).
  • Ask the right questions early, such as:
    • How will you market my property?
    • What is your communication process?
    • How do you handle chains and delays?
  • Stay responsive – quick replies help keep things moving.
  • Trust their expertise – they know the market and the process.

Should I use the conveyancer my estate agent recommends?

Your estate agent will often recommend conveyancers they trust. We need to have a professional relationship and respect for each other’s work processes. Cheapest doesn’t always mean best. A conveyancer with a proven track record can make a huge difference in avoiding delays and ensuring clear communication.

Why does the emotional side of moving matter?

Not all property transactions are purely commercial or unemotional. Many sales happen during major life events – marriage, divorce, bereavement, family expansion, or downsizing for empty nesters. These circumstances often bring additional stress and sensitivity.

If this is you, then I’d always advise to use both a local law firm, a local independent agent. Local professionals understand the community, the market, and the market fluctuations in the region. They can provide the personal touch that makes a difficult process easier. A good estate agent can also ‘read the room’ and know how best to help their clients.

What’s the key to a successful property transaction?

Property transactions require collaboration between multiple parties. Trust is vital. Buyers, sellers, estate agents, and conveyancers all need to pull together within a practical timeframe. When everyone works as a team, the process is far less stressful and frustrating.

What qualities do you need to work in property?

This industry requires a good dose of flexibility, hope and optimism.
